Title: Leasing Coordinator

Location: Aventura, FL

RTO: In office 4x per week

Comp: 75-90k base + discretionary bonus

Position Summary

The Commercial Leasing Coordinator will be responsible for managing and coordinating all aspects of the leasing process across our portfolio. This role is central to maintaining occupancy, optimizing rental income, and supporting acquisitions with market insight. The ideal candidate will be highly organized, proactive, and capable of collaborating with both internal stakeholders and external brokers.

Key Responsibilities

• Draft, review, and finalize lease documents and amendments for new leases and renewals.
• Negotiate lease terms with existing tenants based on asset-level underwriting and business plans.
• Serve as the primary point of contact for tenant communication throughout the leasing process.
• Support the acquisitions team by developing and updating market leasing assumptions (MLAs).
• Coordinate with third-party brokers to ensure effective marketing strategies and leasing velocity.
• Review and approve prospective tenants in accordance with asset-specific criteria.
• Manage lease setup and documentation within our property management/leasing software.
• Track and report on lease expirations, leasing activity, and pipeline performance across the portfolio.
• Ensure all leasing activities are aligned with company objectives and investment strategies.
• Coordinate with property management to facilitate tenant onboarding, including move-ins/move-outs and collection of certificates of insurance (COIs) for new tenants.
• Collaborate with legal on lease execution and with accounting on rent commencement, escalations, and other financial implications.

Qualifications

• 2+ years of experience in commercial leasing, property management, or related real estate roles.
• Strong understanding of lease structures, commercial leasing practices, and tenant relations.
• Excellent communication and negotiation skills.
• Proficiency with leasing and property management software (e.g., Yardi, MRI, or similar).
• Self-starter with the ability to manage multiple projects in a fast-paced environment.
• High attention to detail and organizational skills.
• Bachelor’s Degree Required
